Secured Debt Investments closes The American Building, Another Successful exit for Fund II

Secured Debt Investments (“SDI” is pleased to announce another successful exit. This is the first realized return for Fund II (Fund II started it’s investment period in January 2016) and fifty-fourth for the investment manager.

The investment exceeded the underwritten assumptions, including the liquidation value, through an expedited short sale process and un-litigated settlement, showcasing one of the inherent advantages of our strategy in having multiple exist scenarios.

SDI proceeded with the foreclosure process while simultaneously negotiating a settlement agreement with the borrower. Through the settlement agreement, SDI was able to control the short sale processes and and cash collateral, which led to a successful exit of the investment without taking title to the property. On average, SDI takes back title to the collateral property approximately 50% of the time.
